Did you know? Under Italian notarial law, when a foreign buyer does not speak Italian, the notary must be assisted by an interpreter, and the deed of sale must be drafted as a bilingual document: in Italian and in another language the buyer understands.

What Italian law requires at the notary's office

When you sign the final deed of sale (rogito) before an Italian notary, the Italian Notarial Law protects foreign buyers who do not speak Italian in two ways:

  • An interpreter must be present at the signing of the deed, to assist the buyer and the notary throughout the entire meeting.
  • The deed itself must be bilingual: written in Italian together with a language the buyer understands, so that every clause, obligation and figure is clear before you sign.

Frequently asked questions

Is the interpreter really required by law?

Yes. If the buyer (or another party to the deed) does not speak Italian, the notary must be assisted by an interpreter, and the deed must be drawn up bilingually. Without it, the validity of the signing can be at risk.

Do you only work with buyers, or also with sellers?

Both. Any foreign party to the transaction who does not speak Italian — buyer or seller — needs interpreting and a bilingual deed.

How far in advance should I book?

As early as possible, ideally as soon as the notary is chosen. The translation of the deed takes time and the notary needs the bilingual version before the signing date.
